House Rules

Dear Guest,

We’re so excited to host you soon!

 

PLEASE PROCEED TO READ OUR HOUSE RULES OUTLINED BELOW BEFORE BOOKING:

By confirming your booking, you are agreeing that you have read and accepted these rules.

 

1. GOVERNMENT ID.

A list of all occupants & a copy of a government-issued ID (e.g., driving license or passport) is required for each adult guest staying with us at least 24 hours prior to check-in. Check-in instructions are not sent until this information is received. This information is collected for verification purposes only and is not stored or otherwise used for any other purpose.

2. NO UNREGISTERED GUESTS

without prior approval. Guests not listed on the reservation cannot check-in or enter the property without written confirmation from your host. If additional guests enter the property without approval, we reserve the right to have those people leave or terminate the reservation immediately without refund. There will also be a $50 charge per guest/per day for all unapproved guests that were not listed on your reservation.

3. OCCUPANCY LIMITS.

Occupancy is limited to a certain number of guests per property (i.e., two guests in each bedroom, two guests for the air mattress). Infants under the age of two are not included in this count. Guests should only sleep on the designated beds & air mattress for hygiene reasons.

4. CHECK-IN BEGINS AT 4PM AND CHECK-OUT BY 11AM.

On rare occasions, we may be able to accommodate an early check-in or late check-out, but this requires written permission from your host and can only be confirmed on the day of arrival/departure. There is a $25 additional fee per hour for APPROVED early check-in and late check-out. There is a $75 UNAUTHORIZED late checkout fee applied for checkouts later than 11:00AM without approval. Our cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is later than 12:00 PM, an extra $100 fee per hour will be charged in addition to any charges that may have impacted the following guest’s booking.

5. QUIET HOURS

are generally from 9:00PM – 8:00AM. This is a residential community. Please respect quiet hours from 9pm-8am. NO PARTIES, EVENTS, OR GATHERINGS ALLOWED. Any event that triggers a noise complaint beyond an acceptable level, will be subject to a $250 violation fee and a one-time warning. We use a decibel-monitoring device from “Noise Minut” to ensure 100% compliance. If a repeated violation occurs a second time, a $300 fee will apply and the reservation will be immediately terminated without refund. If the police are called for a disturbance, there will be a $500 ordinance fee applied and the reservation will be terminated immediately with no refund.

6. OUTSIDE CAMERA.

Tampering with or breaking the outside cameras in any way, including disabling, covering, or blocking will result in a $350 maintenance repair/violation fee and immediate eviction from the property without a refund.

7. 🚭NO SMOKING OR VAPING🚭

inside the property, or on the building's outside amenities at any time. There is a ZERO tolerance for smoking. We may use smart sensors that will send us a notification if tobacco, marijuana, or vaping smoke is detected. If we find evidence or smell of smoking of any kind, smoking paraphernalia, ashes, or burn marks INSIDE of the unit, a penalty and deep cleaning fee of $350 will be charged. The reservation will be subject to immediate cancellation with no refund.

8. FRONT DOOR/BALCONY DOOR.

Do NOT leave the front door unlocked or open at any time. A violation fee of $150 will apply if notification is received that the front door is left open or unlocked at any time. Please do not leave the screen door to the balcony open for extended periods of time. This is to prevent insects, birds, and debris from entering the apartment. You are responsible for the property during the time of your reservation.

9. COMPLAINTS.

Any complaints regarding the property must be expressed to the host in writing immediately. Permission will be automatically granted for the property manager and/or hosting team to enter the property to attempt to remedy any complaint. Any denied permission of entry automatically forfeits your request for a refund to the host or Airbnb, and/or the space is determined suitable for the entire stay.

10. NO REFUNDS FOR THIRD PARTY AMENITIES.

We are not responsible for property amenities being closed or serviced during your stay (i.e., gym, business lounge, parking garage, etc.). However, we will do our best to alert you in a timely fashion of third-party amenities being closed prior to your stay. We are also not responsible for third party amenity interruptions such as electricity, cell phone signal, water, electricity or internet outages (i.e., downed power lines, extreme weather, cell phone service interruptions, etc.). In the rare case that an interruption to these services occurs during your stay, please alert your host immediately to ensure the quickest resolution! 

11. NO MAIL

will ever be accepted at this address, regardless of the length of your stay. DO NOT have anything shipped to the property without prior permission. Guests must have the host’s written approval prior to packages being shipped to the apartment.

12. LONG TERM STAYS

(28+ days) are subject to an additional cleaning fee of $100 per month to ensure the cleanliness and sanitization of the space. If you are traveling with pets, please review the PET POLICY (#18 on this page) for any additional pet-related cleaning fees.

13. ADDITIONAL FEES.

If you break or damage something in or on the property, you will be

responsible for any MISSING or DAMAGED item(s) at the replacement cost of the item(s). An

inventory has been completed of every item in the unit.

14. TOWELS.

Please do NOT use white towels to remove make up, or dirt from shoes and feet, as the towels get stained permanently and will need to be replaced. A fee of $25 per towel set will apply if damaged. Towels cannot be replaced individually, so each damaged towel will be charged at the full $25 fee. There may be black MAKEUP TOWELS provided specifically for makeup removal.

15. THIRD PARTY BOOKINGS

will be cancelled immediately with no refund. In the rare chance that a third-party booking is accepted, a government-issued photo ID will need to be provided for each adult guest staying at the property, as well as for the individual booking the reservation on the occupant’s behalf. If these items are not received at least 24 hours prior to your check-in date, your reservation will be cancelled with no refund.

16. FEMININE PRODUCTS.

Please do not flush feminine products, trash, or disposable wipes down the toilet. Dispose of these items in the waste bin located next to the toilet.

17. FURNITURE ARRANGEMENT.

Please do NOT rearrange the furniture in any way.

18. NO PETS

are allowed. A $300 cleaning/violation fee will be charged if evidence of a pet entering the apartment is found without prior approval.

19. LOST KEY/KEY FOB.

If the key or key fob is lost, you will be charged a replacement fee of $250 per key fob and $50 per key.

20. FORGOTTEN BELONGINGS.

We are not responsible for any forgotten personal belongings left at the property after checkout time. To retrieve personal belongings, you must claim your items within 24 hours of checkout time via writing to your host. A fee of $50 for shipping cost will apply to receive your items.

21. PEST CONTROL.

Pest control is completed periodically throughout the property. The property is also cleaned and sanitized per CDC guidelines prior to each stay. A walkthrough with photos is completed during the cleaning process to verify that the apartment is free of pests and germs before each guest arrives. Therefore, we are not responsible for any insect activity found inside of the apartment.

22. INJURY & HARM.

We are not responsible for any bodily injury or harm that occurs in or outside of the unit during your stay. Additionally, we are not responsible for any damage to your material belongings or possessions inside or outside of the unit. This includes damage that may occur in the outdoor areas such as the underground parking garage, outdoor parking lot, lobby, etc. The property interior is thoroughly cleaned, disinfected, and inspected prior to each stay and is confirmed suitable and safe before your check-in time.

 

This property is suitable for business travelers, traveling nurses & medical staff, students, families, and NOT suitable for any parties, events, or gatherings.

 

BOOKING THIS PROPERTY AND CHECKING INTO THE UNIT CONSTITUTES AGREEMENT TO ALL OF OUR HOUSE RULES. YOU AGREE THAT YOU ARE NOT ENTITLED TO, NOR WILL YOU SEEK, COMPENSATION OF ANY TYPE, INCLUDING PARTIAL OR COMPLETE REFUNDS FOR ANY SUCH DISCLOSURES AS LISTED ABOVE.
